The 100 unit Marina Court Apartment
site was originally a 1962 H.U.D. project, with parking and
drives separating the units from Marina Lagoon, a flood control
and recreational waterway in San Mateo. The property owner
retained Callander Associates to develop a workable site plan
to:
- Maximize continuous pedestrian access to the water
- Increase the parking stall count (from 179 to 215 for
a 19% increase)
- Increase landscaped open space (from 94,000 s.f. to 139,000
s.f. for a 33% increase)
- Reduce public street areas (decreased from 19,500 s.f.
to 0 s.f. for a 100% reduction)
Abandonment of a public cul-de-sac and planning submittal
processing through the City were also facilitated by the design
team. A strategically-phased planning application allowed
the owner to move forward with critical site work and interior
remodeling. The more time consuming aspects of the application
came subsequently - to add a pool and recreation area, to
add four more units, and to add an on-site management/rental
office. |
